Established since 1966 in LIMOUX, BAC IMMOBILIER estate agent is available to help you with all your properties steps in the SOUTH of AUDE.

The agency is affiliated to the FNAIM and is a member of the SIA 11.

There are 8 people in the team (2 of which are qualified estate agents, Louis CHARLES & Christophe BAC) who provide the following services:

TRANSACTION

The team is composed of four people. We have a large portfolio of properties : old houses, building plots, new houses. As an exclusive partner with Latitudes (the largest English based estate agent selling property in France), we work with both foreign and French customers.
RENTING

BAC Immobilier can also provide you with quality rental products, we can help you find a home to rent or a commercial building for your professional needs.

RENTAL MANAGEMENT

As a member of the FNAIM, we can offer you some financial guarantees of quality for your rental properties. We offer FNAIM products to guarantee yourself against non payment of rents, you can also insure against the deterioration of your real estate.

In managing your property we will undertake the following:

  • Search and selection of the tenant ;
  • Preparation of the rental lease ;
  • Inventory and inspection of rented property;
  • Taking charge of tenants payments ;
  • Settlement and monthly management report;
  • Summary statement of land incomes (tax report).

MANAGING AGENT

BAC Immobilier also provides a managing agent service for large buildings e.g. apartment blocks with multiple owners. The managing agent represents the co-ownership for all legal actions and executes the decisions taken at the owners meeting. They also draw up the estimate budget of the co-ownership and manage its accounts.

PROPERTY EXPERTISE

Louis-Charles BAC is one of the 4 experts authorized FNAIM in the Aude department .

The Expert role

His role consists in intervening in numerous opportunities to value all the properties. According to his specialization, he will deal with one or several types of goods : real estate housing, company, agricultural, forest and land one.

He intervenes particularly but in a not exhaustive way in the following circumstances :
  • purchases, sales or rentings
  • credits, proofs, leasing
  • mortgage loans
  • contribution in society
  • fusions, absorptions and dissolution
  • expropriations or evictions
  • successions, distributions and settlements
  • community liquidation
  • judicial procedure.
The members of the Real Estate Experts' House in France FNAIM take advantage of a guarantee in Professional Civil Liability (Insurance group n°7.870.986 - Les MUTUELLES du MANS ASSURANCES) for activities linked to the exercice of real estate expert profession and also for all the missions of property measuring, as defined by the law of 1996 December 18th (CARREZ law).
